So How Did Your Neighborhood Do in 2011?
Sales of previously owned properties (resales) last year held value better than in 2010 with a small decline of less than 3% overall in Summit County. There were large variations between areas, however, and some are surprising.

Keystone saw both the largest decline in sales (-10.7%) and the only increase in average price (+6.8%) from 2010 to 2011.
Copper Mountain did exactly the opposite with the largest gain In sales(+20.1%) and the largest decline in average sale price (-11.7%).
Frisco prices were unchanged with 7.4% more sales.
Wildernest was stuck in the middle with 5% more sales but at 5.7% lower prices. Breckenridge sold nearly 19% more properties and prices held to a loss of only 4.3%.
Breckenridge also had the largest decline from it’s peak resale prices in 2009, however, down 22%. After running away for a while, Breckenridge seems to have come back to the pack.
Average Breckenridge prices were the highest in the County last year at $523,900 while the Dillon/Dillon Valley/Summit Cove area came in last at $322,200.
Frisco and Wildernest came in nearly equal to the County average of $462,600 once again.
